Who
Andrew Beard & Company Limited is a residential surveying practice, Chartered Residential Surveyors specialising in all types property, from town houses to country cottages. We have been established in Bristol since 1981, we know the area, the properties and the pitfalls. We also know about mining (over 4,000 mines in the area), settlement and movement. Andrew Beard qualified in Bristol in 1968 and has spent all of his working life here.
What – Residential Building Surveys
We will carry out full, detailed residential building surveys for older and period and ‘Listed’ property. Home Buyer Reports are designed for younger property, or dwellings that appears, on the face of it, to be in good condition, and consequently are less detailed. Houseproud! Reports are specifically designed for younger property built within the past twenty years, but each report is tailor made, ‘bespoke reports’, specifically for your use. Video surveys are also available on certain types of property.

Purchasers – before you buy
If you are buying, then the survey report is essential before you exchange contracts because only then will you be fully aware of the true condition of the property, and the need to adjust the purchase price to take account of repairs that may be required. Purchasing without such a report means that you are taking the risk that the dwelling is in acceptable condition, but if it isn’t...?
Vendors before you sell
A pre-sale survey can be completed before the point of sale, normally before the property is even put on the market. This is a very useful report to have at hand as it will advise you as to what to expect when your purchaser’s surveyor makes his inspection. Perhaps, more importantly you can also be realistic about the asking price, as you will be fully aware of it’s condition.
Where – Bristol & District
As a company we cover the greater Bristol area, which in reality means a circumference around the City of about 20 to 25 miles. However, I am quite happy to travel further if your need is there. I regularly travel northwards towards Worcester, where I have a satellite office in Upton upon Severn.
Why – To advise you of it's condition
Which ever report you require, it will advise you of the condition of the property. It will examine all it’s aspects, including the chimneys, roofs, gutters and downpipes, walls and windows, and the damp proof course – if it exists! I make a full inspection of the roof space (void) with lights, not torches, and of the ceilings, walls, partitions and floors, together with cellars if they are in a property. I specifically look for evidence of cracking and settlement, wet rot and dry rot. I report on the joinery and examine services, electrical, gas, water and heating (although specialists tests are often recommended) and drains (about 7% are blocked).
